Schneider contacted StructureTec in 2012 to perform a detailed analysis of four of their sites in order to create a long-range roof asset management plan. One of these sites was their Atlanta location. The location included three separate buildings: the main office, the gas building, and the service building.

An outside contractor suggested that a retrofit roof system would be a viable solution for Schneider, which seemed like the most cost effective option. However, StructureTec immediately advised against this, pointing out that this would jeopardize the facility’s insurance compliance and create more costly and complex issues downstream.

Rather than replace the entire roof, StructureTec proposed a roof restoration and coating solution that would lengthen the life of the roof by 15-20 years and cost only a fraction of a full replacement. Schneider ultimately decided this was the best option for their situation.

Construction Services Group (CSG) was hired to fast-track the restoration. They began by applying butyl-backed seam tape to all the edges and seams of the metal panels to prevent any leakage. After this, a heavy duty Uniflex Coating System was applied to the entire roof area creating a waterproof, reinforced seal over the original metal panels. In addition, CSG was able to fix several leaks in the wall systems and around the flashings.

In the end, the owner was able to maintain insurance compliance and receive a 15 year warranty. The leaks were completely stopped and the existing roof life was extended by 20 years. In addition, the restoration program saved Schneider National $750,000 in capital expenditures.
